The role involves overseeing day-to-day mall operations, ensuring high-quality standards across maintenance, security, cleaning, and tenant compliance, while managing budgets, health and safety risks, and resolving conflicts.

 

  1. Mall Standards  
  • Ensure the mall is presented to its customers in the highest possible standards by maintaining the interior and exterior of the building 
  • Conduct regular inspection of the interior of the property with specific attention on cleanliness, preventive maintenance, health and safety, fire and parking 
  • Check the property inspection reports to track maintenance programs and repairs in the complex, including the follow up to ensure corrective measures are completed in a timely manner 
  • Enforce rules and regulations are followed by the Tenants with particular focus on operating hours, delivery schedule, waste removal, promotional signs and other related issues 
  • Monitor and review performance of all contract service providers to ensure scope of work contained in the contract is complete 
  • Monitor and reviews expenses relating to the malls and its tenants 
  • Able to propose solutions or processes to control any matter that may arises operationally as to ease productivity and efficiency 
  • Oversee and follow all supplier contracts and Key Performance Indicators (cleaning, security, refuse and landscape) contract, including weekly meeting and monthly reporting 
  • Oversee, budget and quote for any additional project for the improvement of the mall or any repair and do the follow up and handle billing and invoicing.
  • Oversee any maintenance contract with supplier chosen by Centre Manager, Asset Manager, Portfolio Operation Manager or Group.  
  • Ensure wash rooms are properly cleaned  and always stocked 
  • Coordinate the repairs and maintenance projects, property inspections with the FM to ensure items are completed and delivered within a timeline 
  • Oversee the duties and performance of the exterior maintenance contract to ensure the exterior of the building is maintained to the highest level possible
  • Oversee the Planned Preventive Maintenance schedule checks are carried out for the premises 
  • Oversee and build up all needed checklist for team members OR WITH team members 
  • Manage monthly contracts and other costs, keeping in mind the annual budget and to ensure that outsourced services are provided within the budget plan for the mall. 
  • Explore, create and suggest to the Management additional under-utilized areas within the mall which can be converted in a revenue generating area 
  • Complete a report of vehicular traffic 
  • Handle all conflicts and dispute situations amongst tenants, visitors, customers with the assistance of security in a smooth manner to avoid any unnecessary disruption to mall customers. 
  • Any other duties defined by the Centre Manager or Asset Manager 

 

  1. People Management: 
  • Manage and support the team reporting into the position 
  • Assist in identifying training opportunities for team members 
  • Demonstrate and empower team members to demonstrate the values of the company 
  • Assist in the recruitment, appraisal and discipline matters related to team members 
  • Assist in the proposal of a career plan for team members 
  • Assist in the buildup of processes for team members to be able to report in a timely and efficient manner to the Operation Manager 
  • Any other duties defined by the Centre Manager or Asset Manager 

 

  1. Health and Safety: 
  • Maintain a strong working relationship with all important services including Police, Fire and Para Medic  Services 
  • Identify and inform management of any Health and Safety risk related to the Mall building that may affect employees, contractors and general public 
  • Any other duties defined by the Centre Manager or Asset Manager 

 

Roster system 

  1. Late Duty (Once per week maximum)

The employee needs to perform a late duty (starts work at 12h30 and finishes at 20h30), during weekdays (Monday to Thursday).

  1. Weekend Duty (Once per month maximum)

The employee needs to be on duty for any two shifts during the weekend he/she is on duty:

  • Friday late shift (14h00 to 22h00)
  • Saturday early shift (08h30 to 14h00)
  • Saturday late shift (14h00 to 22h00)
  • Sunday shift (08h30 to 15h00)
