The Site Manager is responsible for the performance of one large contract, part of a large contract or a number of small to medium sized contracts.
- To ensure that Contractual Rights are safeguarded
- To monitor time bars on contractual claims and notifications
- To ensure that contractual obligations are fulfilled
- To ensure that all instructions received are cascaded down formally to internal teams or subcontractors, suppliers and the like
- To advise on any potential contractual claims or liabilities
- To ensure that contractual notifications and claims to subcontractors are issued timeouslyTo ensure the company’s Quality Assurance System is implemented
- To review and provide suggestions on improvements to the company’s Quality Assurance/Quality Control System
- To ensure quality of the works is monitored for all activities on site from the start – including labour only, domestic, nominated, selected and direct subcontractors
- To ensure that any items of work being paid for satisfies the Company’s standards, the Industry’s standards and the Project’s standards
- To strive to get all activities executed right first time
- To ensure that all necessary tests on completion are performed sufficiently in advance
- To ensures that the contract close-out process is done efficiently and to the satisfaction of all parties
- To ensure the end product meets or exceeds contract specifications
- To ensure that all materials used by the Company and subcontractors have been approved and records of all such approvals are kept
- To be responsible for putting together an achievable, realistic and well detailed programme of works
- To draw internal and short term programmes for all sections, including subcontractors
- To ensure areas are safe and ready for subcontractors to be given access timeously
- To strive to work well within the contract programme
- To closely monitor progress in all sections and take necessary measures to ensure progress does not fall behind programme
- To issue requests for information sufficiently in advance to avoid disruptions and delays
- To ensure the works are adequately resourced
- To ensure that Subcontractor Coordination Meetings are held regularly and are recorded
- To coordinate needs of Clients and Consultants with site execution team
- To coordinate activities of Construction Surveyors, Site Managers/Engineers, Safety Officers, MEP Coordinators, Land Surveyors and the like to ensure smooth running of site operations
- To call and chair all necessary meetings required for the smooth running of the site
- To ensure that the activities of all subcontractors are well coordinated with the activities of the main contractor
- To ensure that all necessary sign offs are done by all subcontractors at all stages of the works
