Position Overview:

As a Building Maintenance Technician, you will be responsible for ensuring the efficient operation and upkeep of AVA group properties. Your primary goal will be to preserve the functionality and appearance of buildings and facilities, addressing both routine maintenance tasks and emergency repairs as needed. You will play a crucial role in ensuring the safety, comfort, and satisfaction of tenants.

Key Responsibilities:

• Conduct regular inspections of buildings, equipment, and systems to identify maintenance needs and safety hazards.
• Perform routine maintenance tasks such as repairing plumbing, electrical systems, HVAC systems, and building fixtures.
• Respond promptly to maintenance requests from maintenance lead and resolve issues in a timely manner.
• Troubleshoot equipment malfunctions and perform repairs or replacements as necessary.
• Maintain cleanliness and orderliness of common areas, including lobbies, hallways, and grounds.
• Keep accurate records of maintenance activities, including work orders, inventory, and equipment maintenance schedules.
• Assist with building renovations and upgrades as directed.
• Enforce safety protocols and ensure compliance with building codes and regulations.
• Provide exceptional customer service to tenants, addressing their concerns and maintaining positive relationships.

Requirements:

• High school diploma or equivalent; vocational or technical training in building maintenance, HVAC, plumbing, or related field preferred.
• Proven experience in building maintenance or a related role, with a strong understanding of electrical, plumbing, and HVAC systems.
• Proficiency in using hand and power tools for repair and maintenance tasks.
• Excellent problem-solving skills and the ability to work independently or as part of a team.
• Strong communication skills, both verbal and written, with the ability to interact professionally with tenants, colleagues, and contractors.
• Physical stamina and strength to perform manual labor and lift heavy objects.
• Knowledge of safety regulations and protocols for working with chemicals, equipment, and machinery.
• Valid driver's license and reliable transportation may be required, depending on the property's location and accessibility.
• Willingness to respond to out-of-hours calls if required.
