• To manage & supervise MEP sub-contractors
• To assist in setting up the site with due regards to safety, welfare and operational efficiency
1. Coordination
- To coordinate activities, materials procurement and other related activities with Contracts Manager/Site Manager
- To coordinate with the design team/consultants/clients on all aspects of the design (with specific attention to timeous preparation and approval of shop drawings)
- To attend regular meetings (on work progress, coordination, design, etc. ) with Main Contractor and Consultant to discuss key issues related to the project and take effective corrective actions
- To hold regular coordination meetings to ensure smooth progress of works and keep proper records of same, ensuring that notes of meeting are circulated timeously and action points are executed immediately
- To ensures that all necessary sign offs are done by relevant subcontractors at all stages of the works
- To ensure that all documents received and submitted are properly recorded and acknowledgements of receipt are properly filed
- To ensures that up to date shop drawing registers and sample approval registers are maintained correctly at all times
- To ensure that all Enquiries for Information (EFI) received from M&E subcontractors are
attended to timeously
- To ensures any other concerns of subcontractors are timeously cascaded to the site and consultants teams
2. Planning
- To analyze drawings, specifications and statements of work in the preparation of activity networks for project resource planning and scheduling
- To formulate project programmes and information required schedules, long lead schedules, sub-contractors appointment schedules and the like for MEP activities
- To closely monitor all long lead schedules and appointment schedules and inform the Site Managers of any potential deviations/delays
- To approve detailed working programmes for contractors & specialist trades
- To be responsible for contract progress reporting for MEP elements
- To ensure all MEP related activities are executed on time
- · To ensure Site Managers are given ample notice of any builders works required to enable M&E activities to progress smoothly and as planned
3. Contractual
- To review Contract Documents, make suggestions/modifications as they relate to the MEP trades
- To have a basic understanding of the conditions of the Contract Agreements on the contracts
- To ensure that contractual rights are safeguarded in collaboration with site
- To ensure contract notifications are issued to subcontractors timeously, where relevant
- To notify Site Managers of any delays to the M&E works due to lack of information, delays in approvals, or any other delays
- To ensure that contract obligations are fulfilled
4. Quality
- To ensure that review and approval of workmanship for MEP systems occurs prior to installation
- To ensure all technical aspects of the projects are strictly complied with and in conformity with Conditions of Contract, Particular Specifications, General Specifications, Contract Drawings and Bill Of Quantities
- To strictly implement Quality Assurance plans
- To ensure that any items of work being paid for satisfies the Company’s standards, the Industry’s standards and the Project’s standards
- To strive to get all activities executed right first time
.To schedule and witness all necessary preliminary and final testing and commissioning at all
stages of the works
- To ensure that all relevant persons/bodies are given adequate notice to witness any tests being performed
- To ensure that all necessary tests on completion are performed sufficiently in advance
- To ensure that the contract close-out process is done efficiently and to the satisfaction of all parties
- To ensure the end product meets or exceeds contract specifications
- To ensure that all materials used by the Company and subcontractors have been approved and records of all such approvals are kept
5. Procurement and Stores
- · To timeously review and seek approval for material and equipment for MEP systems prior to installation
- · To seek approval of the procurement plans and assist with better buying with the team
- · To ensure timeous procurement of all resources
6. Financial
- To ensure that the M&E subcontracts are executed within budget
- To assist in the retender processes for MEP packages in conjunction with tender and construction teams
- To assist in financial reporting
- To assist in cash flow management with regards to M&E packages
- To be accountable for financial performance with respect to MEP related activities
- To control labour output, including sub-contractors, both in terms of quality and quantity
- To ensure that materials, plant, equipment and tools are used efficiently on sites, that is, maximise production and minimise idle time on sites
- To ensure that any additional costs being incurred by the company due to delays, variations and/or fault of M&E subcontractors are immediately reported to the site managers
7. Legal/Statutory
- To ensure construction plans including: Safety, QA, contract administration and subcontract management are formulated and complied to (for M&E Works)
- To seek approval of Environmental, Quality Assurance plans and ensure management thereof (M&E)
- To ensures all risk assessments are carried out
9. General
- To manage & supervise MEP sub-contractors
- To assist in setting up the site with due regards to safety, welfare and operational efficiency
- To monitor and report MEP subcontractors’ workforce
- To assist in tendering when required
- To ensure all idle plant, equipment , vehicles, labour, staff or other resource is immediately removed off site
- To resolve all technical and site issues
To ensure all operations are executed as efficiently as possible
- To instil a culture of continuous improvement
- To put together all necessary reports (meeting reports, progress reports, monthly dashboards, etc.)
- To issue all correspondences after reviewing with the relevant parties, where required
- To upholds the Company’s interests, image and reputation
- To treat everyone in the company with due respect and in a fair manner
