Position: Property Accountant (US Property Portfolio)
Location: Standard Chartered Tower, Ebene, Mauritius
Working Hours: 12:30pm – 9:00pm (Avoids peak commuting traffic)
Company Overview
We are a boutique accountancy and consulting firm servicing primarily a large private equity real estate investment management firm operating both in the UK and in the US. Our portfolio spans over c.7m sqft of real estate assets across 30 properties over two continents. This role sits within a small, close-knit team and offers direct exposure to US real estate assets, operations and stakeholders — an opportunity not typically available in Mauritius.
You will take end-to-end ownership of the books and records for a portfolio of c.5-8 US-based properties, reporting to the company Director, with a dotted line reporting to the US team’s Real Estate Finance Controllers. Both the Mauritius and US counterparts bring deep real estate and fund accounting, auditing and institutional knowledge to the firm.
Responsibilities
Core (primary focus):
• Bank reconciliations: perform monthly bank reconciliations for each assigned property, investigating and clearing reconciling items on a timely basis.
• Accruals and prepayments: post and maintain accrual and prepayment schedules, ensuring the P&L reflects the correct period and balances are supported by adequate working papers.
• General ledger ownership: process transactions, maintain the chart of accounts mapping, and ensure GL integrity for your portfolio in Yardi.
• Month-end close: run the full close cycle for assigned properties — journal entries, account reconciliations, and close checklist sign-off within agreed deadlines.
• Management account preparation: prepare property-level financial statements and supporting schedules (balance sheet, P&L, cash flow where applicable).
• Variance/commentary preparation: prepare budget-to-actual and period-over-period variance commentary, identifying and explaining key drivers at account level.
• Monthly review meetings: lead the monthly review meeting for your portfolio with the Mauritius team and US stakeholders, presenting results and commentary.
• Stakeholder liaison: work directly with property managers, vendors, and US-based counterparts on transactional and reporting matters for your properties.
• Year-end and audit support: support year-end close and external audit requests, including the heavier, time-pressured period around quarterly-close and fiscal year-end.
Secondary (scope for growth):
• Identify opportunities to improve operational processes and control frameworks across the portfolio.
• Bring forward and help implement your own ideas — the team is small enough that good initiative translates directly into influence and expanded responsibility.
• Take on additional properties or broader scope as capability and interest develop.
Qualifications and Skills
• Chartered Accountant (ACA, ACCA, or equivalent) preferred, given this role runs live monthly reviews directly with US stakeholders rather than a back-office reporting function;
• Candidates with strong client/fund accounting backgrounds will also be considered.
• Knowledge of US GAAP preferred
• Working knowledge of Yardi accounting system is preferred;
• Solid bookkeeping fundamentals and month-end accounts close is required
• Confident English business communication skills
• Reliable, structured working style — hours are generally regular, with an expected increase in workload and time pressure around quarterly close and fiscal year-end.
• Real estate industry experience preferred but not essential.
