The Assistant Maintenance Manager oversee and coordinate the employees who maintain and repair electrical, plumbing, ventilation and other building systems.

 

DUTIES AND RESPONSIBILITIES

 

  • Conduct frequent quality spot-checks, within the Maintenance Department, with regard to procedures, equipment, facilities and systems.
  • Conduct walk through to visually assess the safe and efficient maintenance and operation of the physical aspects of the hotel, including guest rooms, public spaces, all mechanical, electrical and any other related equipment.
  • Oversee assignments and verify completion of all preventive and corrective maintenance in guest rooms, public spaces, meeting rooms, outlets, back of house spaces and grounds.
  • Observe Health and Safety rules and regulations and ensure that all work is done in accordance with manuals.
  • Supervise jobs in the various fields of maintenance as listed below:
    • Servicing and repairs of all electrical equipment and installation.
    • Servicing and repairs of all mechanical equipment such as pumps, compressor, gas boilers etc.
    • Servicing and repair of all air conditioning and refrigerating equipment.
    • Servicing and repairs of all kitchen equipment
    • Daily routine maintenance of swimming pool and related equipment.
    • Daily routine maintenance of waste water treatment and related equipment.
    • Building maintenance and repairs (painting, masonry, carpentry, plumbing, sanitary, furniture, etc).
  • Plan and organise labour and materials for all categories of jobs.
  • Ensure that all safety measures are taken in consideration when jobs are being done.
  • Assist all renovation, expansion and special projects.
  • Establish timeframes and work schedules and follow-up to ensure that work is completed in order of urgency or priority.
  • Develop, implement and maintain preventive maintenance and energy conservation programs for guest rooms, public areas, back of house, mechanical equipment, building systems according to hotel standards.
  • Direct and/or perform scheduled preventive maintenance and update records pertaining to these programs.
  • Assist and supervise installation, repair and servicing of equipment and facilities and maintenance operations of the entire hotel facility in accordance with guest service, preventive maintenance, energy conservation standards and programs.
  • Ensure the upkeep of guest and service areas to maintain them in proper working order and appearance.
  • Take appropriate action to ensure that equipment and systems are operating normally and within prescribed parameters.
  • Monitor water and energy consumption and develop efficient plans for optimisation.
  • Prepare monthly energy consumption and cost saving reports
  • Supervise the appropriate use, care and maintenance of company owned tools and equipment.
  • Maintain appropriate supply of materials and equipment to carry out the normal day-to-day operating and maintenance requirements of the hotel.
  • Maintain inventory of tools, test/calibration equipment and spare parts and recommend purchases.
  • Calculate quantity of materials, equipment, supplies and parts required and order them in accordance with hotel procedures.
  • Utilise and update the operating, maintenance and procedure logs where applicable.
  • Monitor fire alarm, life safety and security systems as required and regularly check fire sprinkler and emergency power systems.
  • Attend emergencies in a maintenance capacity to protect guests and team members and take appropriate steps to preserve the hotel and its systems during the emergency, and to return the hotel to its normal operating status as quickly as possible.
  • To assess performance of workers on a regular basis and to report immediately any frustration of any maintenance staff whenever it occurs.
  • Understand and strictly adhere to the Hotel's Employee Rules & Regulations.
  • Report for duty punctually wearing the correct uniform and name tag at all times.
  • Ensure that grooming standard is strictly adhered to.
  • Demonstrate respect to management and team member while addressing them.
  • Keep a high standard of personal hygiene and neat appearance.
  • Ensure to maintain a personal attitude of high standard and quality, which produce efficiency, and productivity of the department.
  • Attend briefings and departmental meetings.
  • Act in accordance with fire, health and safety regulations and follow the correct procedures in any situation.
  • Support the management operations and decisions.
  • Maintain at all times good customer relationship.
  • Any other duties that may be assigned by Management.
